Agreement
These Terms of Service (“Terms”) govern your use of the property management services and digital platforms operated by Finn Management LLC (“Finn Management,” “we,” “us,” or “our”), including tenant portals, property websites, and related communications. By accessing our services, you agree to these Terms.
Services
Finn Management provides residential property management services including leasing, rent collection, maintenance coordination, accounting, and tenant communications for multifamily properties in Las Vegas, Nevada.
Tenant Portal
Tenants may access an online portal to view lease information, make rent payments, submit maintenance requests, and manage notification preferences. Portal access requires phone-based identity verification. You are responsible for maintaining the security of your account and for all activity under your account.
Payments
Rent payments processed through our platform are handled by Payabli, a third-party payment processor. By making a payment, you agree to Payabli’s terms of service. Payment processing fees may apply for credit card transactions as disclosed at the time of payment. ACH payments have no processing fee.
SMS and Text Message Terms
Program name: Finn Management Tenant Notifications
Program description: Transactional text messages related to your tenancy, including rent reminders, payment confirmations, maintenance updates, lease notices, and account verification codes.
Message frequency: Message frequency varies. You may receive up to 10 messages per month depending on account activity.
Message and data rates: Standard message and data rates from your wireless carrier may apply.
Opt-in: You consent to receive text messages by providing your phone number on your lease agreement or by registering on the tenant portal. Consent is not a condition of any purchase or service.
Opt-out: You can opt out at any time by replying STOP to any message. You will receive a confirmation message and no further texts will be sent. Reply START to resume.

We do not share your phone number or opt-in consent with third parties for marketing purposes. Your information is used solely for the property management communications described above.
Rental Applications
Rental applications submitted through our platform are subject to tenant screening, which may include credit reports, eviction records, criminal records, and income verification. All screening is conducted in compliance with the Fair Credit Reporting Act (FCRA). Screening results are used solely for tenancy decisions. See our Privacy Policy for details on data handling.
AI-Assisted Communications
Our platform may use AI-powered assistants to respond to inquiries. AI assistants identify themselves as AI in their initial responses. AI does not make leasing or financial decisions. You may request a human representative at any time.
Limitation of Liability
Finn Management provides its digital services “as is” without warranties of any kind. To the maximum extent permitted by law, Finn Management shall not be liable for any indirect, incidental, or consequential damages arising from your use of our digital platforms. This limitation does not affect your rights under your lease agreement or applicable landlord-tenant law.
Governing Law
These Terms are governed by the laws of the State of Nevada. Any disputes shall be resolved in the courts of Clark County, Nevada.
Changes to These Terms
We may update these Terms from time to time. Material changes will be posted on this page with an updated effective date.
